Isn’t this knob beautiful?! This home built in 1916 was in such bad shape that I didn’t even notice the front doorknob the first few times I went inside. She’s endured a lot of neglect and abuse over the past 100+ years and now she’s getting the restoration she deserves. It’s such a pleasure watching @dom.built work their magic ✨

To put a glass door on the shower/tub or not? I’ve had several clients debating this lately. My answer is…. It depends. Of course I want to see that beautiful tile and love the clean look of glass. However, if you’re washing babies or are aging in place and may need assistance, that glass panel is going to make that task a little more challenging. If that is the case, don’t fear a curtain. There are so many wonderful rods & panels out there… it can be a great design element!

🔌 Kitchen Reno Outlet Reminder🔌….. An outlet in the middle of a beautiful tile backsplash can really kill the vibe unless your tile is white or really light (like this one ). Make sure you discuss this with your contractor/electrician sooner than later!

There’s a lot to coordinate when selecting exterior finishes…roof shingles (and maybe metal), brick and mortar colors, siding style, window & shutter style, door styles & hardware, light fixtures, gutter style & colors, porch finishes, paint colors (siding, trim, shutters, doors), stain colors, and more. It’s not for the faint of heart… don’t hesitate to ask for help!

I specialize in remodeling & new construction and work with my clients through all phases. Faucet talk…. If you’re in the process of working on your kitchen, you need to read this. (A.) Don’t buy your plumbing fixtures from the box store. They are less expensive for a reason. They have plastic parts and will fail, while their more expensive twins from a plumbing supplier (@devoreandjohnson is my personal favorite) will have copper & heavier metal parts that are built for longevity. (B.) Be prepared for a really wide range in price points based on brands, styles, and metal finishes. Most of the projects that I work on have allowances around $300-$500 for a kitchen faucet which can get you a really nice, good looking, highly functional fixture. Once you bump up to the $500-$1000 price you’ll have more style choices and fall into the semi-bougie category (I place myself in this category 😜). When you hop up into the $1000+ price point you’re all up in the cool fixtures we see & love on Pinterest & Insta and are 💯 bougie. Alas, most of us are working with budgets & allowances and must decide where to allocate funds on a project. $500 here and there really add up when working on a big project, so don’t be mad at your contractor for your overages if your bougie… that $500 faucet would have working just fine (but dang, your faucet looks GOOD!) 🤷🏻‍♀️

If you’re going with a white splash like this (one of my favorites from @traditionsintile), no biggie… your eye doesn’t catch it. BUT if the splash is colorful or a slab it can really kill the vibe. There are a variety of solutions, so explore your options!

When designing master bath remodels I’m often asked, “Do we HAVE to have a bathtub?”. If you’re not a bathtub person, the answer is no! Design the space for yourself. The tub nook can hold a bench, cabinetry, a closet, etc.

We could go on for days around all the beautiful visuals, but the function needs to be worked out first. Modifying an existing fireplace? The hearth needs to be flush with the floor… a material that causes it to be slightly raised is such a trip hazard (and looks silly IMO). Changing the mantel? The scale has to be correct in addition to the material being safe…. You don’t want to burn down the house over it! New construction? Is the size of the firebox scaled correctly to the room? A raised hearth for extra seating is awesome, but how does that affect your furniture placement? So much to consider…. The devil truly is in the details 🔥 😈 🤪

Find inspiration photos of houses you love and figure out what it is you like about them… brick/stone style, roof color, windows, mix of materials, etc. This will help you filter through the plethora of options and stay on track with your desired look!
